Historic charm deserves an informed eye.
An older Franklin home may contain original materials alongside decades of repairs, additions, and modern conveniences. We look carefully at accessible framing, visible foundation conditions, roof details, and the electrical, plumbing, and HVAC systems that support life inside. The goal is to help you appreciate the home’s character while understanding the observations that need attention or further evaluation.
The setting matters as much as the style.
Understanding a Franklin property means considering more than its age. The slope of the lot, the path rainwater takes around the house, and the way a crawlspace or attic handles moisture all deserve attention. We consider visible drainage, ventilation, and moisture indicators in the context of the property. A beautiful yard should also help move water away from the home.

Franklin & Williamson County inspection questions
Are MasterGuard’s owners local to Williamson County?
Yes. We are Williamson County residents ourselves. Franklin and the surrounding communities are places we call home, and we bring that local connection to our work throughout Middle Tennessee.
Can I include a guest house in my inspection request?
Yes. The scheduling form includes a guest-house checkbox. Include details about the additional structure in your comments so we can confirm scope and pricing.
Should I request a radon test?
Radon cannot be evaluated by looking at a home. If you want to know the measured radon level, select the optional radon test when scheduling. We can discuss the testing arrangements with you.
